Augusta GA Real Estate Market Update: Where Are Buyers Making Moves?

If you are thinking about buying or selling a home in the Augusta area, one of the most useful questions to ask is not simply whether homes are selling.

The better question is: Which homes and price ranges are attracting buyers right now?

Pending sales from the past two weeks give us a useful look at where buyers are making moves.

Buyer Activity Is Strongest in the Mid $200,000s

The largest concentration of pending home sales is currently around $250,000 to $290,000.

We are also seeing solid activity from the upper $100,000s through the $300,000s. As prices move above $500,000, the number of homes going under contract becomes more limited.

That does not mean higher priced homes are not selling. It means there are fewer transactions at those price points, making pricing, condition, presentation, and marketing even more important.

For homeowners considering a sale, this week's numbers reinforce something I have been talking about for some time:

Buyers are paying close attention to value.

A home does not compete only with the house next door. Buyers are comparing it with other homes available in the same price range, including resale homes and new construction.

That makes an accurate pricing strategy important from the beginning.

Homes Available Under $300,000

Here is this week's snapshot of available homes priced below $300,000:

📉 Columbia County: 243 homes
That is 15 fewer homes than last week.

📈 Richmond County: 562 homes
That is 1 more home than last week.

Changes in inventory from one week to the next are only one piece of the market, but they help us see where buyers have more choices and where available inventory may be tightening.

The important number for you is not simply how many homes are available across an entire county. It is how many homes are competing with your property, in your area, at your price point.

Things to Do Around Augusta This Weekend

Real estate is not the only thing happening around the CSRA this week. There are several events worth checking out.

🐾 Barks N’ Brews at The Market in Evans kicks things off Friday evening with free admission.

🎨 Create by the Creek at Savannah Rapids Park takes place Saturday and offers an opportunity to enjoy some creativity outdoors.

🚴 The USA BMX Southeast Gold Cup Championship Finals bring regional BMX competition to Blanchard Woods Park Friday through Sunday.

🏊🚴🏃 On Sunday, athletes will take on the IRONMAN 70.3 Augusta, swimming, biking, and running through Augusta and North Augusta.

Whether you enjoy pets, art, photography, or sporting events, there is something happening around the Augusta area this weekend.
