This week brought a noticeable increase in local real estate activity.
The CSRA saw the highest number of homes go under contract since early May. That tells us buyers are still active and prepared to make a move when they find a property that fits their needs.
Closed sales were also strong. The number of homes that closed this past week was the highest we have seen so far this year. Summer is often a more active season for real estate, and this week’s numbers appear to reflect that trend.
Affordability remains one of the biggest challenges. Bankrate’s July 6 update showed the national average 30-year fixed mortgage rate around 6.54%, and NAR’s current 2026 forecast projects mortgage rates averaging about 6.5% this year.
Local inventory under $300,000:
Columbia County: 227 homes ➡️ +0 from last week
Richmond County: 538 homes ⬆️ +2 from last week
Buyer takeaway: There are still opportunities, but move-in ready homes in lower price ranges can be harder to find. Preparation matters.
Seller takeaway: Buyer demand is still present, but pricing strategy, condition, and presentation are key.
